Why Rent Drying Equipment AFTER a flood?

“Flooding” is a generic term that covers many possible scenarios when dealing with insurance policies. Unfortunately for homeowners, many of the scenarios involving a flood are rarely covered by their policy. Even if homeowners are covered by separate flood policies, the coverage is often inadequate or exclusionary and rarely fully indemnifies the homeowner. In these cases, the cost burden of property restoration falls squarely on the owner, and the temptation to DIY is strong. Failing to properly dry your home properly after a flood increases the risk of serious health and property damage down the road. Trapped moisture will cause structural framing to rot while mold growth can take over behind walls, under carpet, and inside furniture, potentially causing long-term health complications. ARS provides equipment rentals for homeowners who choose the DIY path so that they can make sure the space is dried using the right equipment for the right amount of time.

HOW SHOULD I DRY MY HOME?

Every home is different and each situation requires it own plan of mitigation. The guide below is not intended to be a “one-size fits all” mitigation plan, however it outlines the major steps needed for properly drying an area after all standing water has been extracted:

  • FLOOD CUT SHEETROCK:

This step involves cutting the sheetrock of the affected area 2 feet from the floor after confirming it is wet or saturated with a moisture meter.

  • REMOVE FLOORING:

Depending on the type of floor and source of water, it may be necessary to remove/replace the flooring material to dry the material & substrate underneath.

  • REMOVE BASEBOARDS/TRIM/SWITCHPLATES ETC:

If the sheetrock is not saturated, removing the baseboards, switch plates, trim, may allow enough airflow to dry the structural baseplate of the wall. This is done through drying equipment.

  • SETUP CONTAINMENT AND/OR DRYING CHAMBERS:

Sectioning off large areas allows the equipment to work more efficiently and prevents the spread of airborne debris, pathogens, etc.

  • SETUP EQUIPMENT:

Depending on the source of water (clean vs dirty), some or all of the following may be required:

    • Dehumidifiers

    • Air Movers

    • HEPA Air Scrubbers

    • Anti-Microbial Spray Applicator

Standard industry practice is to leave the drying equipment in place for a minimum of 3 days to ensure the structure is dry. Use a moisture meter to confirm the moisture content after equipment has been running. Failing to run equipment for the standard time may not protect your home from future issues.

  • CLEANING:

After all water is extracted, wet materials & debris removed, a final clean up is performed to make sure the area is ready to be repaired.

An industrial dehumidifier rented from ARS is very different from the residential type dehumidifier you may already have in your home. Our fans are rated very high CFM (cubic feet per minute) and cycle the air much faster to dry your space. If you need to rent the right equipment to dry your home the right way, call 833-4MITIGATION today.
